It's always asked "When is the best time to buy real estate?" The answer - "Whenever you can." Timing the market is near impossible and no one ever knows when prices are at their highest or lowest. The best approach is a planned and educated one.

Plan by speaking with lenders, banks or mortgage brokers! If you don't know of any I can refer some to you. They'll be able to qualify you for your purchase. By knowing how much you can afford, you'll be able to narrow the location of where your dream home is hiding!

BooksEducate yourself by reading books, blogs or newspapers on current trends in the market and speak with a professional.(Feel free to check out my "Recommended Books" section to get you started with understanding real estate) Most importantly, pick a Sales Representative you feel comfortable working with. It is important that they are experienced in dealing with what you’re looking for i.e. condos, house or investment properties. I've done deals in all the above mentioned fields and have also further achieved the Accredited Buyer Representative Designation.

As a first time buyer there are many financial incentives that may help you become a home owner sooner than you think. I help my buyer clients plan and educate themselves on these programs and spend a lot of time to finding out their personal comfort zones. I also give them a "Buyer's Best Friend" booklet which briefly summarizes the home buying process and allows them to take notes on the various homes we view.
